Everything you need to know before applying for a Bulkland franchise

The fee covers your exclusive SRO territory rights for 2 years, access to our entire verified database of 20,000+ acres of listed land and 3,000+ buyer contacts, brand usage rights, training, onboarding support, and listing management tools. At â‚đ12,350 per month amortised, it is less than a junior employee's salary — but gives you a complete business with existing inventory.
Yes — your SRO territory is exclusive. Once assigned to you, Bulkland will not appoint another franchise partner in your SRO area. The company also does not claim any share in commissions you earn from deal closures in your territory. Your territory, your earnings.
Three income streams: (1) Listing fees — charge sellers â‚đ1,500 per listing on the portal, of which you keep 30% (â‚đ4,500/day at 10 listings is â‚đ1,35,000/month). (2) Deal commissions — when you facilitate a land sale, you charge the buyer or seller a brokerage commission. Bulkland takes zero share of this. (3) Referral bonuses — refer buyers from your territory to sellers in other districts and earn referral income.
Not mandatory to start. Many of our associates operate from home in the initial phase. However, for credibility with clients and to build a walk-in base in your district, we recommend a small office (even a shared co-working space works). The â‚đ10,000 office expense in our projections is optional in year one.
You get: full access to the Bulkland platform and database, your territory listing management dashboard, marketing materials (brochures, digital creatives), onboarding training on how to use the platform and close deals, a dedicated WhatsApp support channel with the Bulkland team, and access to the existing buyer and seller network across 5 states. You are never alone — we succeed when you succeed.
Break-even requires just 5 listings per day — very achievable in any AP district. At 10 listings/day (minimum target), estimated net profit is â‚đ52,650/month — that is a return of 21% per month on your investment. If you close even one land deal per month at a 1% brokerage on â‚đ50 lakh land, that is an additional â‚đ50,000 — entirely yours. Most associates recover their franchise fee within 5–6 months.

You get: (1) Full access to the Bulkland platform and buyer database for your territory, (2) Training on how to onboard sellers and manage listings, (3) Marketing materials — brochures, WhatsApp templates, digital assets with the Bulkland brand, (4) A dedicated contact at Pegasus Properties for support and escalation, (5) Your territory listed on the official Bulkland website.
Yes — absolutely. Each franchise is assigned one exclusive SRO territory. Bulkland will not appoint another franchise partner in your SRO area for the duration of your agreement. This exclusivity is your strongest business protection and the biggest differentiator from working as an independent agent.
There are two income streams: (1) Listing fee income — you collect â‚đ1,500 per land listing posted on the platform. Your share is 30% = â‚đ4,500 per day for 10 listings. (2) Transaction commission — when a buyer and seller connect through your network and a deal closes, any commission you negotiate directly is 100% yours. Bulkland does not take any share from deal closures. This second stream can be significantly larger than listing fees.
A physical office is not mandatory to start. Many franchise partners begin by operating from home or a shared workspace. However, having a small office in your district headquarters does significantly improve trust with sellers and buyers. The projected expenses in our model include â‚đ10,000/month for an optional office — but you can start without one and add it as revenue grows.
Based on conservative projections, break-even requires just 5 listings per day — which is very achievable even in a mid-sized district. At 10 listings per day (minimum target), estimated monthly profit is â‚đ52,650 — excluding any transaction commissions from deal closures. Your total investment of â‚đ3,00,000 + GST can be recovered in approximately 6 months at target activity levels.
